Urban Land Institute Sustainable Mobility & Real Estate Research Report

SustainMobility partnered with Urban Land Institute’s Randall Lewis Center for Sustainability in Real Estate and ModeScore certification, to develop programming and thought leadership on the topic of converging sustainable transportation and land use, with the real estate community. Programming included an in-person workshop in June 2025 in Miami, FL with more than 50 participants representing public, private, and non-profit sectors. Following the workshop, SustainMobility collaborated with Urban Land Institute on an extensive research report published as Sustainable Mobility and Real Estate: Opportunities for Creating Lasting Development Value.

Boylston Properties

Boylston Properties planned a 12-story, 236-unit multifamily development in Cambridge, MA. SustainMobility was hired as a mobility consultant to develop a strategy and plan for the reduction in vehicular and parking demand for the site, provide guidance and due diligence on bike room and amenity design, and support in permitting and entitlements with the City of Cambridge.

SustainMobility performed a deep analysis of the transportation needs of the project in the context of a rapidly evolving mobility environment. As a result, a parking and TDM plan was developed with limited on-site parking with an abundance of alternative transportation options appropriate for the project, location and era. Planned TDM measures included a state of the art bike room, with accommodations for e-bike storage and charging, a resident-exclusive micromobiliity fleet, subsidies for BlueBikes and MBTA, Alewife TMA shuttle access, a real-time transit screen, and a large pick up/drop off area for ride hailing and tenant deliveries.

GID & Windsor Communities

SustainMobility consulted with GID’s Sustainability department on their sustainable mobility strategy for Windsor Communities with a focus on boosting their sustainability ratings and green building certifications. GID is a vertically-integrated real estate investor, operator, developer, and fiduciary. Windsor is a wholly owned subsidiary of GID, with 56,000 multifamily units under ownership. The scope included assessing several multifamily properties for ActiveScore and ModeScore certification readiness and delivery of the certifications. It also included coordinating with their property management teams to make improvements for in-building infrastructure and tenant engagement services to boost active travel and sustainable transportation.

DivcoWest

SustainMobility supported DivcoWest’s leasing and property management teams at the mixed-use campus, Cambridge Crossing, in Cambridge, MA, by certifying their properties with ActiveScore and providing recommendations for improving their ratings. The focus was to further encourage tenants’ employees to travel to and from the campus via active transportation and transit. DivcoWest is a vertically-integrated real estate company, with $16.3B assets under management and more than 23M S.F. of space under management. Cambridge Crossing was also the site of the Patriot Chapter spring event tour in May 2024, led by David Reed.
