Transportation Demand Management (TDM) Consulting, Parking Demand Analysis, Space Planning, Mobility Amenity and Bike Room Design
Boylston Properties is developing a 12-story, 236-unit multifamily development at 745 Concord Avenue in Cambridge, MA. SustainMobility was hired as a mobility consultant to develop a strategy and plan for the reduction in vehicular and parking demand for the site, provide guidance and due diligence on bike room and amenity design, and support in permitting and entitlements with the City of Cambridge.
SustainMobility performed a deep analysis of the transportation needs of the project in the context of a rapidly evolving mobility environment. As a result, we developed a plan that provides limited on-site parking with an abundance of alternative transportation options appropriate for the project, location and era. There will be only 15 on-site parking spaces, with 2 spaces reserved for EV charging and 2 spaces reserved for EV car sharing.
Planned TDM measures include a state of the art bike room, with accommodations for e-bike storage and charging, a resident-exclusive micromobiliity fleet, subsidies for BlueBikes and MBTA, Alewife TMA shuttle access, a real-time transit screen, and a large pick up/drop off area for ride hailing and tenant deliveries.
Boylston Properties’ proposal was approved by the Cambridge Planning Board in April 2025 and is slated to begin construction in early 2026. The project will bring much-need housing to Cambridge, where multifamily development has slowed due to rising costs and strict city requirements.
SustainMobility will support the project with the implementation of mobility amenities, tracking the reduction of car trips from the site, and tenant engagement to encourage and promote active transportation, public transit, car sharing, and ride hailing as alternatives to owning a car.

GID’s mission is to provide superior real estate solutions that create economic value and advance sustainable communities. We consult with their Sustainability and ESG team on their sustainable mobility strategy, to support their sustainability ratings and green building certifications. We have coordinated with their property management teams to make improvements in infrastructure within their buildings, and tenant engagement services to boost active travel and sustainable transportation. We assessed and delivered ActiveScore and ModeScore certifications for four of their multifamily properties.
DivcoWest
Sustainable Mobility Strategy & Advisory, ActiveScore & ModeScore Certification, Property & Portfolio Assessment, Certification Delivery & DivcoWest is a vertically-integrated real estate company, with $16.3B assets under management and more than 23 million square feet of space under management. We supported their leasing and property management teams at the mixed-use campus, Cambridge Crossing, in Cambridge, MA, by certifying their properties as ActiveScore certified, and provided recommendations for improving their ratings, to further encourage tenants and employees to travel to and from the buildings via bikes, e-bikes, e-scooters, and multimodal connections via transit. Cambridge Crossing was also the site of the Patriot Chapter spring event tour in May 2024, led by David Reed.
